Forrest Street Partners Acquires Second Alabama RV Park

Forrest Street Partners, a boutique real estate investment firm headquartered in Georgia, now owns two RV parks in Alabama, after acquiring Johnny’s RV Resort, located in Theodore, near Mobile. The RV resort has 165 sites and seven cabins, plus a commercial building and pavilion housing other tenants.

The firm said it plans to invest in the park by adding five more cabins and 15 additional RV sites.

“We want to build on the great job done by the prior owner and continue to improve the park to deliver a great experience to our customers,” said Forrest Street Partner Todd Baldree.

Forrest Street has already started construction on the new cabins. Plans also call for a new bathhouse, entrance and exit gates, and updated Wi-Fi and security systems, and eventually, a new name and brand.

Johnny’s RV Resort caters mainly to temporary and long-term campers who work locally. The Theodore/Mobile metro area has enjoyed a surge in jobs as coastal Alabama grows and the Port of Mobile undergoes a deepening and widening that will expand economic opportunities throughout the area and state.

With RV travel also enjoying a huge boost in popularity recently, Forrest Street sees the opportunity to serve the full-time RVers who live and work out of their campers as well as travelers.

“We love coastal Alabama and the potential of Mobile,” added Baldree. “The growth in Baldwin County, Orange Beach, Fairhope and Gulf Shores on the east side of the bay is creating the need for more workforce housing. Our vision for this resort is to continue to serve people who need housing, as the prior owner did an amazing job catering to that group. And we see potential, with the Interstate 10 corridor nearby, to extend the park’s reach to the RV travelers.”

Another jobs creator will be the recently announced South Alabama Logistics Park, an industrial development less than a mile from Johnny’s RV Resort that will span 1,300 acres and bring more than 1,000 jobs.

Forrest Street also owns Bay Palms RV Resort, which serves seasonal visitors to Dauphin Island, Ala.
