57-Acre RV Resort Proposed for Georgia
The City of Emerson Planning and Zoning Commission in Georgia heard from a real estate investor Thursday evening who aspires to construct an approximately 57-acre RV resort along the Etowah.

“It’s right at Joe Frank Harris and the river,” said LTB Holdings President Todd Baldree. “Right there where the old train trestles are in the water.”
Baldree estimated the potential development to cost about $9 to $10 million, with construction taking about 12 months.
“We’re hoping to permit it by spring and start in June, July,” he said. “The first phase would be around 160 [lots]. The total is 270, around that number.”
Baldree is partnering with Maury Stead, founder of Roswell-based Stead Realty Group, for the project.
“If you look at a million-and-a-half people that are going to visit LakePoint and the hundreds of thousands that travel down to Florida and the people who want to come and watch the Braves play or want to watch the Falcons, it’s an awesome opportunity for them to bring their RV,” Stead said.
Plans for the project include cabins, which Baldree described as miniature hotels. Baldree said the maximum amount of time a visitor can stay at the park is six months. He expects the average user to remain at the park for about one to four months.
